An opener problem and a spring problem look identical from the inside of a garage: you press the button and the door does not open. Telling them apart is the first thing we do, because replacing an opener when the real fault is a broken spring wastes your money and does not fix the door. The quick home test is to pull the red manual-release cord and lift the door by hand. If it is heavy or will not stay up, the springs are the issue. If it glides up by hand but the opener cannot run it, the opener is the issue. We confirm both on site.
Openers are simpler than people assume, which is good news for repair. On a chain or belt opener the most common failure is a stripped drive gear, a small plastic gear that wears down after years of use so the motor spins without turning the drive. That is a straightforward, affordable repair, not a reason to replace the whole unit. The second common failure is the capacitor or the logic board, usually after a power surge, and the third is the trolley or carriage that connects the motor to the door arm.
Safety sensors cause a large share of calls and are the cheapest to resolve. Every opener built since 1993 has two photo-eye sensors near the floor on each side of the door. If they are knocked out of alignment, blocked by a cobweb or a box, or their wiring is damaged, the door will refuse to close or will reverse on its way down, and a blinking opener light is often the clue. Realigning or replacing a sensor is frequently a same-visit fix.
Remotes, keypads and Wi-Fi features are their own category. A single dead remote is usually a battery or a reprogramming issue, while every remote failing at once points to the opener's receiver. Modern LiftMaster, Chamberlain and Genie units add app control and rolling-code security, and we set those up and troubleshoot them rather than leaving you with a feature that half works. When a keypad stops responding, we test whether the fault is the keypad or the opener before replacing anything.
There is a point where repair stops making sense, and we will tell you when you have reached it. An opener more than 15 years old, with a worn motor and no modern safety reverse, is usually better replaced than repaired twice in a season. A new belt-drive opener runs quietly, which matters when there is a bedroom over the garage, and adds battery backup so the door still works in a power cut.
